BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHATTANOOGA, TENNESSEE, That Ordinance No. 6958, as amended, known as the Zoning Ordinance, be and the same is hereby amended so as to rezone: A tract of land located in the 300 block of Mcbrien Road, being on the northwest line of McBrien Road northeast of North Terrace. Lots 3-5, 8-11, 16-18, and the south one half of lot 15, Del Mar Place, as shown by plat of record in deed book F, volume 24, page 378, ROHC; being the properties described in deed book 1149, page 558, ROHC, deed book 1175, page 209, ROHC, deed book 3959, page 851, ROHC, deed book 3397, page 634, ROHC, and deed book 2085, page 897, ROHC. Tax Map No. 157N-F-1, 2, 4, 5, and 7. from R-2 Residential Zone and R-3 Residential Zone to R-4 Special Zone. 0C SECTION 4. BE IT FURTHER ORDAINED, That this rezoning shall be subject to the following conditions: 1. A sight-obscuring wooden fence along the rear line of the properties when the use changes from residential; 2. Parking in the rear; 3. Maintaining a landscaped front yard; 4. Use of only one driveway per lot; 5. Dedication of right-of-way for 40' from centerline. 6. All existing easements are retained. SECTION 3. BE IT FURTHER ORDAINED, That this Ordinance shall take effect two weeks from and after its passage, as required by law.
